Specialist Disability Accommodation (SDA) can be more than just a home. It can be your path towards a better living experience, and we understand it might raise some questions. Here’s some of the most Frequently Asked Questions on Specialist Disability Accommodation.

1. How do I know if I’m eligible for SDA?

The best way to find out if you’re eligible for SDA is to speak with your support team—this includes your Support Coordinator, Occupational Therapist (OT), and other health professionals involved in your care. They can guide you through the eligibility process and help with any necessary assessments.

2. Where are SDA homes located in Perth and WA?

There are many SDA homes across Perth and Western Australia. The location that’s right for you depends on your preferences, your support network, and where you want to be. Some people even choose to relocate for a change of scenery or to be closer to family—and that’s completely okay.

3. How long does it take to choose and move into an SDA home?

Once SDA is approved in your NDIS plan, the process starts with finding a property that suits your needs. From there, it follows a standard leasing process, which may take additional time based on your specific requirements—such as installing assistive technology or modifying features like door access or handrails.

4. What’s the benefit of having a Support Coordinator help with the process?

Support Coordinators are experts in navigating the NDIS and SDA process. While it’s possible to do it on your own, having a Support Coordinator makes things easier. They understand the system, know what steps to take, and can help you avoid delays.

5. How much does it cost to live in an SDA home?

If you live in an SDA property, most of the cost is covered by your SDA funding. You’ll only need to make a small contribution—usually 25% of your Disability Support Pension. The rest of your pension goes toward other expenses like support, bills, and day-to-day living costs.

6. Will I lose my SIL funding if I’m approved for SDA?

No, you won’t lose your SIL (Supported Independent Living) funding. SDA and SIL are separate parts of your NDIS plan. SDA covers the cost of your accommodation, while SIL covers the day-to-day support you receive in the home.

7. What makes SDA homes different?

SDA homes are purpose-built for people with disability. They often include features such as wide doorways, adjustable benchtops, automated doors, on-call systems, and assistive technology. These homes are thoughtfully designed to make everyday life more accessible and comfortable.

8. Can I bring my pet to an SDA home?

Just like any other rental, bringing a pet is considered on a case-by-case basis. If you’d like to bring your pet, let us know and we’ll work with the property provider to assess it.

9. How can I be supported in my SDA home?

You can choose your support provider—whether that’s Interchange WA or another provider. You may also have multiple providers supporting you. For example, your daily support might come from one team, while your physiotherapist or community support visits you at home. It’s flexible, and you’re in control.

10. Who looks after maintenance at the SDA property?

Maintenance is handled by the SDA provider’s facilities team (for example, Vera Living’s team). This includes general upkeep like gardening, repairs, and any issues with the property such as blocked gutters or broken fixtures. The team schedules contractors to fix things as needed.

11. What if I want to stay in SDA but move to a new location?

SDA is flexible. As long as you have eligible funding in your plan, you can move to another SDA property anywhere in WA. Whether you’re looking for a sea change, a tree change, or simply want something different, it’s absolutely possible.

12. Can I inspect an SDA property before moving in?

Yes, absolutely. Reach out to your service provider or SDA builder and they’ll arrange an inspection. Seeing the property in person helps you get a feel for the space and whether it fits your needs and goals.

13. Do I need an Occupational Therapist (OT) report to apply for SDA?

Yes, an OT report is typically required. It helps demonstrate how your current living situation is unsuitable and what specific housing features you need to live more independently and safely.

14. Can I live with a housemate or family member in an SDA home?

Yes. Many SDA homes are designed for shared living. You may be able to live with other NDIS participants, or in some cases, with a family member or chosen housemate—depending on your individual plan and the property layout.

15. What’s the difference between SDA and other housing options under the NDIS?

SDA is specifically for people with extreme functional impairment or very high support needs and includes specially designed housing. Other options, like ILO (Individualised Living Options) or mainstream rentals with support, may suit people with different levels of support needs.

16. Do I get to choose who my housemates are?

Yes, in many cases. Some SDA providers—including Interchange and its partners—will support you to find housemates with similar interests and needs. It’s important that everyone feels comfortable and supported.

17. Can I use my SDA funding for any property I like?

No, SDA funding can only be used on properties that are enrolled with the NDIS and meet strict design and compliance standards. Your support coordinator or provider can help you find SDA-enrolled homes in your preferred location.
